Alligators have been seen in the pond over the last couple of years. Please therefore take precautions, i.e. don't walk close to the edge of the pond, and do not allow your children/grandchildren, family, friends, neighbors etc. to walk close to the edge of the pond. Keep pets away from the pond.

About Lansing Ridge

The Lansing Ridge Homeowners Association, Inc. is a non-profit organization that was founded in October, 1990 by the Lansing Ridge Development Co., Inc. The purpose of the Association is to preserve and enhance the quality of life in the community and to fairly enforce the Restated Declaration of Covenants, Conditions, and Restrictions that all owners agree to abide by when they purchase a home in Lansing Ridge. The organization consists of 244 single family homes and comprises Lansing Ridge Phases 1a through Phase III.

In January, 1994, the home owners took over the operation of the Association, and elected Eugene Kiss as the Association's first President. A volunteer Board of Directors consisting of seven home owners is elected in April, to serve two year terms. Four members are elected one year and three the next year. This was done so that continuity could be retained by the organization and there would always be an experienced member on the Board. The Board collects annual dues, (in 1999 that amount was $102) and pays all bills for the upkeep of the common grounds. They also help owners resolve issues and have an Architectural Control Review Committee to approve changes to properties.

A Constitution and By-Laws committee was formed and headed by Art Hamilton. In April 1995 these Operating By-Laws were voted on by all owners and approved. Any homeowner, in good standing, may be on the Board and residents are encouraged to run.

Board Meetings

Board meetings will be held quarterly on the 3rd Monday of the month starting at 6pm at Omega’s offices. Meetings generally last 1 hour.

All home owners are welcome to attend.

Lansing Ridge Information

The following streets are part of the Lansing Ridge Homeowners Association Inc.

Adirondack Cir., Allegheny Cir., Appalachian Dr., Blue Ridge Ave. North of Lansing St., Lansing Street South of Blue Ridge Ave., Grand Teton Blvd. Royal Poinciana Blvd., and Wasatch Ave.

All other streets are Lansing Ridge II.

For Your Information

General

Lansing Ridge prides itself on maintaining a nice, clean and safe environment to call home. If you see suspicious activity, please contact the Melbourne police at 321-608-6731 (non-emergency number).

Please keep your home and yard in a presentable fashion and in compliance with the Deed and Covenants. Making major repairs and changes to the outside of your home (such as replacing a roof or repainting the exterior etc.) requires prior approval of the Architectural Review Control Committee. A form for approval can be downloaded from this site (see Resources tab).

Waste Disposal Carts

Article II, Section 18, of our Deed & Covenants states cart containers are not to be stored in front of the garage/home or in view of the street.

Please make arrangements for storage of your cart/carts so as to have minimal visibility from the street.

Non-compliance notices for failure to comply will be sent to homeowners.

Lawn Upkeep

Please refer to Article II, Sections 9a and 9b, of Lansing Ridge Deed & Covenants regarding the maintenance requirements for our lawns. If you are not in compliance with these requirements, contact a member of the Board of Directors (see Contact tab) to arrange for a plan of compliance in order to prevent receiving a non-compliance notice for failure to comply.

The Board is willing to work with homeowners and have done so in the past.
